First chat's on us - seriously. We do a free 30-minute consultation to understand what you're after and see if we're a good fit. If we move forward, we'll talk about project scope and fees, but that initial conversation? No charge, no pressure.

Yeah, definitely. We've done projects across Ontario and even ventured into other provinces. For stuff within a couple hours of Toronto, we're there regularly. Further out? We make it work with virtual meetings and strategic site visits. Good design doesn't care about borders.

Honestly depends on the project. Residential stuff might be 3-6 months from concept to construction-ready drawings. Commercial or mixed-use? Could be 6-12 months. Heritage work takes however long it takes - you can't rush those reviews. We'll give you a realistic timeline during our first proper meeting.

Sometimes, yeah. We've got a few clients who don't mind showing off what we built together. It's not always possible with private residences, but for commercial stuff or with special arrangements, we can usually set something up. Nothing beats seeing the real thing instead of just photos.

Yep, that's part of what we do. Navigating Toronto's approval process isn't exactly fun, but we've been doing it long enough to know who to talk to and what they want to see. We prep all the submissions and deal with the back-and-forth so you don't have to become an expert in municipal bureaucracy.
